Successful Settlement of a Construction Dispute

We are pleased to report that our firm has successfully represented a construction company in resolving a dispute arising from the refusal to issue a final architect’s certificate at the close of a construction project in Nicosia.

The matter involved three parties – our client (the contractor), the project’s architect, and the employer – and raised legal questions concerning both the lapse of the liability period following completion and the treatment of the snagging list. These issues are frequently encountered in construction projects, as they bear directly on the timing of rights, obligations, and final settlement between the parties once practical completion has been reached.

Our team initiated arbitration proceedings and, following careful negotiation, secured a settlement sum that came very close to our client’s original claim. This outcome provided a fair resolution while avoiding the additional costs and delays of extended proceedings.

We are pleased to have achieved a result that protected our client’s interests and brought certainty to the project’s conclusion.
